Context:
I was looking at S-REITs because I wanted to gain exposure to the real estate sector and build a position that could potentially provide relatively stable income through distributions. I was also considering the possibility of capital appreciation if market conditions became more favourable. My thinking was that REITs could be attractive over the longer term because they provide exposure to a portfolio of properties without requiring me to directly own or manage physical real estate. At the same time, I was aware that REITs can be sensitive to interest rates, financing costs and changes in property valuations, so I wanted to approach the investment with a longer-term perspective rather than focusing only on short-term price movements.
My trade:
I opened a position in S-REITs as I believed the potential income and longer-term growth opportunities justified taking some exposure to the sector. I did not want to commit too much capital immediately, so I started with a manageable position that would allow me to add later if the investment thesis continued to make sense. My main reasons for entering were the potential distribution income, exposure to quality real estate assets and the possibility of benefiting from future price appreciation. I also wanted to diversify my portfolio and reduce my reliance on a single type of investment.
Takeaway:
Next time, I would do a more detailed comparison between different S-REITs before entering, paying closer attention to distribution yield, gearing, interest-rate exposure, debt maturity, property quality and the REIT's ability to maintain or grow its distributions. I would also define my entry price, position size and exit criteria more clearly beforehand instead of making decisions mainly based on how attractive the investment looks at the time.
