Auction listings rise 8.8% to 148 as mortgagee sales dominate Q1

In Q1 2026, retail rents in Singapore's central region fell by 0.6%, reversing the previous quarter's increase. The Urban Redevelopment Authority (URA) reported that retail prices rose by 2.2%, up from 1.7% in Q4 2025. Occupied retail space increased by 6,000 sq m, a significant drop from the 34,000 sq m rise in Q4. Retail stock grew by 10,000 sq m, contrasting with a decrease of 4,000 sq m in the prior quarter. The total retail space pipeline reached approximately 605,000 sq m, up from 560,000 sq m in Q4.

- In the first quarter of 2026, retail space rents in Singapore's central region decreased by 0.6%, reversing a 0.6% rise from the previous quarter.  
- The Urban Redevelopment Authority reported a stable island-wide retail vacancy rate and a 2.2% increase in retail space prices, compared to 1.7% in the last quarter.  
- Additionally, there was a modest gain of 6,000 square meters in leased retail space, with total retail supply reaching approximately 605,000 square meters by the end of the quarter.

In the first quarter, private residential prices in Singapore rose by 0.9% quarter-on-quarter, exceeding the estimated 0.3%. Overall, non-landed private residential prices increased by 1.3%, while prices for mass market private homes grew by 2.2%. Prices for other central region private homes rose by 0.8%, and prices for core central region private homes increased by 0.6%. Landed property prices slightly fell by 0.4%. The Urban Redevelopment Authority expects 55,800 units to be completed in the coming years and reminds homebuyers to remain cautious in the uncertain macroeconomic environment

The Q1 reporting season for Singapore real estate investment trusts (S-Reits) began positively, with Alpha Integrated Reit and Keppel DC Reit reporting improved financial metrics.
