Auction listings rise 8.8% to 148 as mortgagee sales dominate Q1

In Q1 2026, retail rents in Singapore's central region fell by 0.6%, reversing the previous quarter's increase. The Urban Redevelopment Authority (URA) reported that retail prices rose by 2.2%, up from 1.7% in Q4 2025. Occupied retail space increased by 6,000 sq m, a significant drop from the 34,000 sq m rise in Q4. Retail stock grew by 10,000 sq m, contrasting with a decrease of 4,000 sq m in the prior quarter. The total retail space pipeline reached approximately 605,000 sq m, up from 560,000 sq m in Q4.

- In the first quarter of 2026, retail space rents in Singapore's central region decreased by 0.6%, reversing a 0.6% rise from the previous quarter.  
- The Urban Redevelopment Authority reported a stable island-wide retail vacancy rate and a 2.2% increase in retail space prices, compared to 1.7% in the last quarter.  
- Additionally, there was a modest gain of 6,000 square meters in leased retail space, with total retail supply reaching approximately 605,000 square meters by the end of the quarter.

On April 21, Singapore's Straits Times Index (STI) rose 0.2% to 5,014.96, reflecting regional trends. CapitaLand Integrated Commercial Trust led gains, up 3.3% after announcing a S$3.9 billion acquisition of Paragon mall. Thai Beverage was the worst performer, down 2.4%. Local banks had mixed results, with DBS up 0.4%, while OCBC and UOB fell. The iEdge Singapore Next 50 Index dropped 0.4%. Overall, gainers outnumbered losers 365 to 221, with 1.9 billion securities traded. Regional indices also showed positive performance, with Hong Kong, Japan, South Korea, and Malaysia all gaining.

The Q1 reporting season for Singapore real estate investment trusts (S-Reits) began positively, with Alpha Integrated Reit and Keppel DC Reit reporting improved financial metrics. Alpha Integrated Reit saw a rise in portfolio occupancy to 91.4% and a 12% rental reversion, while Keppel DC Reit reported a 13.2% increase in distribution per unit. Kore US Reit also showed a 4.3% increase in income available for distribution. Despite a challenging macro environment, analysts remain optimistic about S-Reits' stability and earnings potential.

S-Reits commence Q1 reporting season on a positive start

In March, Singapore's non-landed private residential rents increased by 0.4% month-on-month, with leasing transaction volume rising by 27.2%. Compared to February, rents shifted from a decline of 0.2% to growth, with a year-on-year increase of 1.9%. 99.co Chief Data Officer Hakkin stated that the pace of rent increases has slowed, the market is stabilizing, and tenants are price-sensitive, which limits landlords' ability to raise rents. Among different market segments, mid-tier private residential rents rose by 1.1%, luxury private residential rents increased by 0.4%, while mass market private residential rents declined by 0.3%
