Context

I recently started looking at S-REITs because I wanted to add some income-generating assets to my portfolio while also getting exposure to the Singapore property market. At the time, I was thinking about the potential for REITs to benefit if interest rates eventually become more favourable, since lower financing costs could support distributions and valuations. I also liked the idea of receiving regular distributions rather than relying entirely on capital gains. However, I was aware that REITs can still be affected by interest rates, borrowing costs, property valuations, and the overall economic environment.

My Trade

I opened a position in S-REITs recently. My main reason was to build a longer-term position rather than trying to make a quick trade based on short-term price movements. I wanted to diversify my portfolio and gain exposure to different property sectors while potentially earning recurring distributions. I also tried not to commit too much capital at once because the market can remain volatile and REIT prices can move significantly when expectations around interest rates change.

Next time, I would spend more time comparing the REITs' gearing, interest coverage, debt maturity profiles, distribution yields, and property fundamentals before deciding how much to allocate, rather than focusing mainly on the headline yield.
