Singapore's Real Estate Market Shows Signs of Recovery

In March, Singapore's non-landed private residential rents increased by 0.4% month-on-month, with leasing transaction volume rising by 27.2%. Compared to February, rents shifted from a decline of 0.2% to growth, with a year-on-year increase of 1.9%. 99.co Chief Data Officer Hakkin stated that the pace of rent increases has slowed, the market is stabilizing, and tenants are price-sensitive, which limits landlords' ability to raise rents. Among different market segments, mid-tier private residential rents rose by 1.1%, luxury private residential rents increased by 0.4%, while mass market private residential rents declined by 0.3%

Sales and purchases accounted for AED 50.97 billion, while mortgage transactions totaled AED 15.03 billion. Hudayriyat Island led with AED 11.97 billion in transactions. Foreign direct investment surged by 423% to AED 8.27 billion, with contributions from 99 nationalities. The market shows strong demand, supported by a growing development pipeline and regulatory measures to enhance transparency and stability.

- The surge was driven predominantly by sales and purchases, totaling 50.97 billion AED, along with a substantial growth in foreign direct investment, up 423% to 8.27 billion AED.  
- Hudayriyat Island emerged as the top-performing area, followed by Reem and Saadiyat Islands, reflecting strong demand outpacing supply and ongoing market growth.
