Gross revenue grew 2.2% to $190.7 million, supported by positive rental reversions averaging 7.7% across 98 leases and stable occupancy at 93.6%. The REIT completed acquisitions and asset enhancements, maintaining a leverage of 26.8% and an interest coverage ratio of 2.7 times. NAV per unit increased to $1.28, and carbon emissions fell by 31% from FY2020.

AIMS APAC REIT FY2026 NPI climbs 5.7%, DPU up to 9.850 cents

Aims Apac Real Estate Investment Trust (AA Reit) reported a 4.1% increase in distribution per unit (DPU) to S$0.0513 for H2 ended Mar 31, with total distributions rising to S$42 million. Revenue also grew by 4.1% to S$97 million, driven by higher rental income from logistics and industrial properties. Net property income (NPI) increased by 10.3% to S$73 million. For the full year, DPU was S$0.0985, and total revenue rose 2.2% to S$190.7 million. The Reit's portfolio occupancy was 93.6% as of Mar 31.

The largest sale was a terrace house for $3.5m. Mortgagee listings surged 28.8% from the previous quarter. Residential properties dominated listings, while owner sales decreased. This growth outpaced other industrial segments, according to Cushman & Wakefield. However, regional competition may moderate future rental growth. The lack of new prime logistics developments is expected to keep vacancy rates low. Despite uncertainties, the outlook for prime logistics rents remains positive, although the Johor-Singapore Special Economic Zone may lead some occupiers to seek lower-cost options across the border.
